New service costs and chores for the rent

In this newsletter we will inform you about the developments concerning the new payment system for service costs and tell you what you can expect from SKAR in the coming period.

Service costs, but easier; the sequel

Last summer we reported that SKAR is working on a new payment system for the service costs. The current final settlement is a time consuming job and sometimes difficult to understand. Tenants are sometimes surprised by a hefty surcharge. SKAR would like to change that.

The introduction of a new payment system for the service costs is done in a number of steps. In this newsletter we will explain the basic principles of the new payment system and inform you about the changes you can expect in the near future.

 

How does the new service charge settlement system work?

As you could read this summer, SKAR wants to abandon the annual final accounts. Most of the costs in SKAR buildings do not depend on individual use. These fixed costs will be charged per square meter as of 2019. In fact, this has already happened, but you will be able to clearly see this on the invoice later. In addition, there are variable costs, which depend on your own consumption. The new system is based on a fixed rate per square metre, which includes both fixed and variable costs. You pay a fixed amount per month in service costs, based on the square metres you rent. At the end of the year, we no longer deal with you. Instead, we adjust the fixed m² rate for the service costs annually. If the settlement is disappointing in 2021, the rate will be higher in 2022, if the settlement is disappointing, it will be lower. As a result, you will know what monthly rate you are going to pay and you will no longer be surprised by additional costs later in the year.

We haven't gotten that far yet, the introduction of the new system is tailor-made. In a number of buildings we will take the step as early as 1 January. In other buildings we are going to adjust the advance payments, so that the chance of surprises in the settlement is reduced. We will base this on the average of the past five years.

 

A new advance amount as of 1 January 2021

As of 1 January 2021 there will be a new advance amount on your invoice. This amount is determined on the basis of the fixed service cost rate per square meter. We pay per building. All tenants in a building therefore pay the same fixed advance rate per square metre. It is possible that you will pay a little more or a little less per month.

 

What does this mean for the settlement of 2019 and 2020?

You will receive the settlement of 2019 in mid-January. As of 2019, all fixed costs will be charged on the basis of the number of square metres rented. This applies to studios, offices, storerooms and other types of space.

If there are meters in your building for heat and electricity, the part of the energy that is individual will be charged separately in 2019 and 2020. From 2021, we would like to start working on a property with a fixed m² price.

Are you renting a new building from SKAR? Then the monthly service fee is already calculated on the basis of a fixed rate per square metre. For you as a tenant, nothing will change in the settlement.
