About the maintenance of your workshop

The maintenance of your studio is a shared responsibility.

SKAR carries out major maintenance on its studio buildings every year. For example, every building is provided with new exterior painting once every six years on average. This is necessary to protect the woodwork so that the buildings can last a long time and you, the tenant, are not bothered by rotting window frames. Because good paintwork prevents wood rot and the resulting high repair costs. In this way we keep the rent at the low level of the SKAR standard.
Unfortunately, despite our care for the buildings, we often come across wood rot. Too often, and sometimes so badly, that whole holes fall into window frames and we are still faced with enormous repair costs.

How come?
The building and the workshop are not separate systems. We can still maintain the paintwork on the outside as well, if it is neglected on the inside, which shows itself as bare woodwork and the lack of a good sealant along the glassware, thus creating wood rot that eats itself to the outside. By the way, maintenance also includes heating the workshop. Workshops are not heated as well as living rooms, which is logical. But often the studios are hardly heated with the result that the moisture cannot evaporate and the wood rot can strike the woodwork.

For the sake of clarity: the maintenance of an atelier building as a whole is the responsibility of the landlord, us as SKAR. The maintenance of the studio itself is the responsibility of the tenant. So you, as the tenant, have the responsibility to keep the indoor painting in good condition. If the wood in your studio is already damaged, do not paint over it, but have it repaired first, via SKAR. Do not wait to pass it on, but report immediately that something is wrong. You should also regularly check the glass kit and, if necessary, repair it or have it repaired.
In addition, you should also make sure that the studio is regularly heated - it may sound strange, but that's also part of keeping the studio in order.

The costs as a result of the above overdue maintenance by the tenants will increase. In 2019 alone, the painters came across so much wood rot that the bills were 20% higher than they had indicated in their quotations. We have to do something about that.

How?
We are going to take care of this in cooperation with you as tenants by regularly sending our maintenance man along the studios to advise you. We will let you know in advance when he will be in your building. Make sure you are present because he will be able to advise you about the condition of the paintwork in your studio and about the right paint and glass kit. We will also ask the painters to check the interior woodwork for wood rot. If we encounter wood rot that has arisen due to neglect of interior painting and maintenance, we will discuss these costs with you. Should we incur costs for repair work due to poor tenant maintenance, it is obvious that we will have to charge these to the tenant (you). And we want to avoid that as much as possible.
